NB's Guesthouse

The Guesthouse is set within a charming Victorian Period House whilst the interior is tastefully finished with a warm modern decor.

Newly renovated, NB's Guesthouse features a mix of en-suite and standard double, twin and family rooms. 1 and 2 bedroom apartments also available. Each bedroom features; a coloured TV, complimentary tea and coffee, FREE Wifi, wash basin, wardrobe, new deep-spring mattresses and window blinds which are black lined to ensure a peaceful and relaxing nights sleep.

Each member of staff is exceptionally welcoming, friendly and more than happy to assist you with any queries you may have about Edinburgh and surrounding areas. They are also available to make recommendations and reservations for you, as well as being able to pre-book guided tours in Edinburgh, the Highlands, Lochness, Fort William etc. ... [+] More for you. Whatever the occasion for your visit, our staff will ensure you have a pleasant, enjoyable, relaxing and memorable stay with us in Edinburgh.

A wholesome and freshly prepared Scottish or Continental breakfast is available between 07.45am and 08.45am. at a charge of ?5.00 per person. For those of you who wish to have a lie-in, a continental breakfast can be brought to your room. Whilst breakfast does not start until 07.45am, for those of you who need to rise early to catch a flight or train, we can arrange to prepare a Continental tray for you the night before.

Secure private parking at the Guesthouse; however spaces are limited so we highly recommend pre-booking a space to ensure you are not disappointed on arrival. The charge for parking is ?7.00 per day (off-peak season) and ?10.00 per day (peak season).

Whilst check-in time is not until 2:00pm, for those of you arriving in Edinburgh prior to this time, your luggage can be left in the Guesthouse until your room is ready. Similarly, for those departing Edinburgh late on your check-out date, luggage can be left in the Guesthouse until 12:00am.

Public transport is accessible directly outside the Guesthouse to the city centre and other directions.


If you require a twin (two single beds) room please indicate this on your booking or contact us directly so we can ensure your room is prepared to your satisfaction upon arrival.

Please note:
1. Our Family Rooms strictly sleeps 2 adults and children up to 15 years only.
2. All rooms have a 2 night minimum stay restriction when booking includes a Saturday night and a three night minimum stay is required during all peak events.
3. All rooms Non-smoking.
4. 2.5% credit card charge.
5. If you are arriving after 7.00pm then please call us or drop us an email and let us know so that we can arrange how you will get the keys.
